An advisor to the Urbanism Valencian Community The department has warned people not to be scammed by local lawyers to help them probate their property.

John Kirby said he had received copies of letters from locals showing that some lawyers are taking advantage of those who want to legalize their houses by charging exorbitant fees of up to €7,000 to apply.

Properties that were built illegally in the Valencian countryside can be legalized after the legislation was passed more than a year ago. To do that, an MIT application must be submitted to the local urban planning department, most of which can be done by the owner and free of charge.

Step 1 – Visit the regional planning website

This is the website used by planners to understand what restrictions and impediments exist to build homes and other buildings in the region. To visit the site you will need a digital certificate and you can do it by visiting https:GuiaT-frontend.gva.es.

Step 2 – Prepare an individual return

Enter your address in the software and create the required individual declaration.

Kirby is aware that many people may be intimidated by the requirement or not having a digital certificate, so he has offered to do so for free to 20 Euro Weekly readers.

He will send you the report in PDF format, which can then be used to proceed with the required local planning application.
